About the role

Chartered Surveyor — Edinburgh and central Scotland. Self-employed profit-share role, not a wage. You keep 30% of every instruction KJ Surveyors routes to you. We handle client enquiry, quote, payment and diary; you turn up to the property and produce the report. You'll cover RICS Home Surveys Level 2 (HomeBuyer) and Level 3 (Building Survey), valuations for KJ partner lenders and estate agents, and specific-defect reports. Most instructions are 2–4 hour site visits with a same-week report turnaround. Instructions are dispatched via the KJ portal with the client, property, sale price (where relevant), lender panel status and access confirmed. Tickets range from £450 for a straightforward HomeBuyer up to £1,800+ for a full Building Survey on a period property. Suits an MRICS or AssocRICS surveyor who wants a steady instruction pipeline without carrying practice overhead. Not for someone without RICS registration — this is regulated work.

Responsibilities

  • Complete RICS Home Survey Level 2 and Level 3 inspections and reports
  • Produce valuations for KJ partner lenders and estate agents on their panel spec
  • Investigate and report on specific defects (damp, cracking, roof, timber)
  • Follow the RICS Home Survey Standard and current guidance notes
  • Deliver reports within the KJ SLA (typically 3–5 working days)
  • Handle client and solicitor follow-up queries within CPD-appropriate scope
  • Log CPD and maintain PII per RICS requirements

Requirements

  • MRICS or AssocRICS registered and current
  • Registered Valuer status where doing valuation work
  • Full UK driving licence and right to work in the UK
  • Professional indemnity insurance to RICS minimum
  • Own laptop, camera, damp meter, tape / laser measure
  • Smartphone for the KJ portal
