About the role

Facilities Manager — Greater London. Self-employed profit-share role, not a wage. You keep 30% of every account KJ Facilities routes to you. We hold the client contracts (offices, retail, small multi-site portfolios); you own the day-to-day FM relationship and coordinate the KJ trade network to deliver the works. You'll cover reactive and planned FM: PPM scheduling, contractor coordination (KJ plumbers, electricians, drainage, cleaners), minor works oversight, budget tracking against the client's agreed cap, compliance (fire, water hygiene, gas, electrical), and monthly reporting to the client. Accounts are allocated via the KJ portal with the SLA, PPM calendar, budget envelope, key contacts and any live tickets already logged. Ticket per account varies — some are single sites (~£30k/yr FM spend), some are small portfolios (~£150k+/yr). Suits an experienced FM (IWFM/BIFM background) who wants to run their own book of accounts without carrying a big agency's overhead. Not for someone without hands-on FM history.

Responsibilities

  • Own the day-to-day relationship with your allocated FM accounts
  • Schedule and track PPM against statutory and client requirements
  • Coordinate KJ trade contractors and third-party specialists onto site
  • Track spend against the agreed client budget and flag variances early
  • Own compliance record-keeping (fire, water, gas, electrical, LOLER, PAT)
  • Produce monthly / quarterly client reporting via the KJ portal
  • Respond to reactive tickets within SLA
  • Attend site walks, client review meetings and minor-works handovers

Requirements

  • Time-served facilities management experience (single-site or portfolio)
  • Comfortable with statutory compliance frameworks (fire, water hygiene, gas, electrical)
  • Confident coordinating multi-trade contractors and third-party specialists
  • Right to work in the UK
  • Professional indemnity insurance
  • Smartphone / laptop for the KJ portal and client reporting
  • Excellent written and verbal communication with corporate clients
